Once the property has been selected and the final decision to purchase has been made, a contract of sale will be signed. To start the procedure, the buyer only needs to present his passport and 1000 euros for the down payment.
According to Turkish law, the sale and purchase agreement is drawn up in three identical copies in English and Turkish.

What should the contract contain?
- Official information about the seller and the buyer
- Data on the real estate object that is the subject of the contract. Namely: floor layout, construction features, commissioning date, and so on.
- Terms of payment
- Obligations of the seller and the buyer
- Legislative and legal procedures
Required documents:
- Photocopy of passport or identity card
- Surnames and names of the mother, father, both on the part of the buyer and on the part of the seller
OBTAINING TAPU OWNERSHIP
According to the laws of the Republic of Turkey, TAPU or Certificate of Ownership of Real Estate is the only official document confirming the transfer of ownership to a new owner. TAPU is issued only by the Land Cadastral Office. All information about the transaction is stored and archived in this state body.
TAPU contains information about the owner of the property, the location of the plot on which the complex or villa is built, the cadastral value, registration number, apartment number and floor. Also, a photo of all property owners is pasted into the TAPU. Multiple ownership is allowed. The maximum number of owners is up to 10 people.
The Certificate of Title (TAPU) in Turkey must be stamped at the bottom center of the page. The photo is located in the upper right corner. In some cases, it is allowed to issue a document without a photo.
TAPU comes in two colors and depends on the type of property. Red color TAPU is issued to owners of residential and commercial real estate (apartments, villas, houses, cottages). Blue TAPU is intended for land plots. The procedure for registration of ownership of real estate takes an average of 2-3 business days.

Remember that before you take ownership of an object, the following steps must be completed:
- Check the debts associated with the maintenance of the object.
- Make payment to the seller of the object.
- Pay all fees and taxes on the purchased property.
- You can get a TIN at any branch of the Turkish tax office. TIN is required to open a Turkish bank account, obtain a residence permit in Turkey and pay taxes.
